I cannot say enough great things about Charlotte. I never would have been able to buy my home in this crazy, mixed-up market without her wealth of knowledge, expertise, incredible network of connections from loan officers to inspectors and everything in between, and best of all, her honesty, kindness, and integrity to tell it like it is.
She is the only agent I found who was not all about her commission, and believe you me, I had worked with agents who were pushing me to buy just any old thing to get in and out quickly and line their pockets. That is, until I found Charlotte. She had my best interests at heart.

With 30+ years of experience as an agent and (I believe too) as a prior home inspector, Charlotte not only knows the market and the local area inside and out, but she also knows houses and construction.
While I was busy admiring the curb appeal, Charlotte would point me to the blocked gutters, the sloping floors, the discoloration on the basement walls suggesting mold or flooding, as she climbed up into the attic to take a look there too! She has a keen eye for details and focused me on the realities of each and every house we looked at. She could easily have said nothing and let me purchase whatever my heart-filled eyes wanted to buy just to get her commission. That’s not who Charlotte is. She wanted to find the right place for me.
She does her homework too! She took the time to ask me questions and learn what would work just for me. Although I thought 10+ acres would be the dream, she quickly brought me back to the realities of maintenance and the financial commitment involved – even if that home was more expensive. Charlotte was never about the sale, always about what property would work for me both personally and financially.
With top-notch negotiation skills, she’s detailed, tough, and smart, Charlotte knows how to navigate a difficult situation and keep the sale going forward. The sellers were challenging and jumpy, but she knew this property met all my needs and I wanted this house so much too. In her experience she knew which inspections seller would accept and which ones I should not waive. She reached out to the seller’s agent on multiple occasions to find out what would make the seller happy, negotiated the terms to make it work (in my favor of course!) and never gave in to seller demands if they didn’t work for me.
2) Hard Work, Dedication, and a Hustle that Never Gives Up.
Charlotte always goes the extra mile. In this low inventory market, I was competing with multiple buyers and offers, many far over asking. Thanks to Charlotte’s network and knowledge of the market, local and overall, she didn’t waste my time on properties that would end up over asking, be too competitive, or that didn’t match my wish list. If I found a property that I wanted to see but couldn’t due to work commitments, she would take the time out of her own schedule to go see it herself, send me photos, and give me her honest opinion on whether or not I should pursue a showing or offer. Available whenever I needed her, answering all my questions, Charlotte was never about her, always about me.
Even when I wanted to give up, she held my hand through it all, explained why this is the best time to buy (she was right – look at the market now!), brought her creativity and outside the box thinking to find areas and properties that I could offer on within my budget with less competition. That’s the hustle and never give up work ethic I got from Charlotte. I would not have the beautiful, dream home I’m in now without her professionalism, creativity, understanding, and patience to keep me motivated and on track.

From my search to the final closing, her honesty, integrity, professionalism, kindness, and hard work found me my forever home, in the perfect area, for a fantastic price that I know will appreciate in value for many years to come.
